This is for investors who want to start and/or grow their own portfolio of property investments which they own outright as opposed to shares in a property or a joint venture with shared ownership. The type of investment will typically be a standard house operating as a single let, HMO or as serviced accommodation, which can be managed by a letting agent or serviced accommodation operator.

  1. THE BRRR STRATEGY

The strategy used is referred to as BRRR – buy, renovate, rent and refinance which consists of:

* Buying a house, renovating it to add value and refinancing (remortgaging) at the new value to get a good proportion of the initial invested money out., and ongoing income from renting out the property

* After 6 – 12 months it is possible to repeat the same operation and get to a portfolio of 5 houses after 5 years if all the income generated is put towards increasing the portfolio (and some additional “top-up ” money is added to complete the ongoing purchases.

3. CREATING INCOME FOR FREEDOM OR RETIREMENT

The plus of this strategy is the “ security ” and feeling of owning properties outright (albeit generally with a mortgage) and being able to decide on what to do without consulting/agreeing with someone else.
The downside when compared to joint ventures is that the income as a percentage of money invested is less than in joint ventures. Annual returns in the range of 15%+

I founded the company in 2024 to bring together various property investment and education opportunities under one roof, including:

• Portfolio Building: Finding properties for investors, managing them for ongoing income and wealth creation.

• Joint Venture Partnerships: Offering “hands-off” investors the chance to participate in projects with experienced property developers/managers, gaining equity and income.

• Shares in Income-Producing Properties: A way to share in the returns of successful property investments.

• Property Education and Mentoring: Providing training, guidance and support to help individuals succeed in property investment.

The company reflects my own property investment journey and experience.

I come from an IT and business development background but began my property journey in 2018, buying my first rental house in South Wales. I launched a letting and serviced accommodation business with this property and expanded to manage others on a rent-to-rent basis (agreeing fixed monthly rents with owners and operating the properties as HMOs or holiday lets).

Between 2019 and 2022, I built a £2M+ portfolio, including:

• Holiday lets, HMOs, and mixed-use properties (shops with flats).

• Commercial-to-residential conversions.

This was achieved through a combination of:

• Refinancing properties post-renovation to release value.

• Generating steady income from properties I own and manage.

• Reinvesting funds, including pension investments.

By 2022, others began asking if I could help them find properties or involve them in my projects. Since then, I’ve:

• Sourced properties for investors, overseeing renovations and preparing them as HMOs, serviced accommodation, or social housing.

• Set up property joint ventures where “hands-off” investors have earned 15%+ returns on projects like:

o Purchasing and converting commercial properties into serviced apartments or residential units.

o Turning houses into HMOs.

o Hotel projects, including conversions into serviced apartments.
